MaRS Phase II – PHO Fit-out
The project consisted of a fit-out of the top four floors of rentable space in the MaRS Phase-2 tower in downtown Toronto. The facility allows the tenant – Public Health Ontario, to accommodate modern testing platforms, and to improve capabilities for molecular diagnostic testing and research. It includes a CL3 laboratory, flexible CL2 laboratories and related office, administrative and support space. The laboratories are being designed, constructed, commissioned, and certified in accordance with the Public Health Agency Canada Laboratory Biosafety Guidelines. The project delivery model (Build / Finance) was based on Infrastructure Ontario’s P3 alternative financing and procurement platform.
VR Mechanical Solutions was the prime mechanical contractor responsible for general mechanical contract management, plumbing & drainage, HVAC piping, sheet metal, ultra-pure water systems, medical gases, controls/BAS, mechanical wiring, air / hydronic balancing, mechanical insulation, fire-stopping and 3D BIM modeling / interference. The project incorporated a number of complex mechanical systems, a highly aggressive construction schedule and extremely limited space for system install. Kick-off took place in late June 2013 and activities with substantial completion being achieved in January 2015. Construction consisted of 160,000 square feet of renovation in a shell space of an operational facility including integration with existing chilled water, heating water, potable water, steam, drainage, supply air and exhaust air systems. A new 12,000 square foot mechanical room was also built in a section of the top floor of the building to service the CL3 space, and new roof top air handling and exhaust systems were added all while the existing facility remained operational.
